Central Heritage Hotel

We designed and built Central Heritage Hotel a boutique website and a commission-free direct booking engine, turning an 18th-century palazzo in Split's UNESCO Old Town into a destination that books direct.

A heritage-luxury website, navy and warm gold over soft greys, wrapped around an integrated, commission-free direct booking engine, so guests discover the restored palazzo and reserve a room in two steps without ever touching an OTA.

Central Heritage Hotel

The Challenge

Central Heritage Hotel is a meticulously restored 18th-century palazzo inside Split's UNESCO-protected Old Town, steps from Diocletian's Palace, original stone walls and timber beams paired with five contemporary room categories, up to a 51 m² family suite with Adriatic views.

Like every boutique hotel, it faced the OTA tax: every booking through the big travel platforms surrenders 15–25% in commission and, worse, the guest relationship itself. A property whose entire value is its uniqueness was being commoditized inside a search result next to chain hotels.

Central Heritage needed a website that conveyed genuine heritage luxury and a direct booking path good enough that guests would choose it over the OTAs, capturing the reservation, the margin and the guest data in one move.

The Approach

We designed the site to do two jobs at once: make the heritage felt, and make booking direct the obvious choice.

Heritage, made felt

<p>We art-directed an editorial website around the building's own materials, a restrained palette of deep navy and warm gold over soft neutral greys, clean modern type, and photography that lets the stone, beams and Adriatic light carry the story. Each of the five room categories gets a page that sells the space rather than just listing dimensions, so the website conveys the same quiet luxury a guest feels walking through the door.</p>

Commission-free direct booking

<p>We integrated a real transactional booking engine directly into the site, live availability and rates, a two-step reserve-and-confirm flow, and zero commission to the OTAs. Guests choose dates, see the true direct price, and book in moments, which means Central Heritage keeps the full room rate and, just as importantly, owns the guest relationship from the very first click.</p>

<p>The integrated booking engine shifted the majority of reservations to the hotel's own channel, every one of them keeping the full rate and the guest relationship in-house instead of handing both to a travel platform.</p>

Commission Reclaimed

<p>Each direct booking avoids the 15–25% the OTAs charge, turning what used to be a platform's margin into the hotel's own, money that funds the next room restoration rather than a booking giant's ad budget.</p>
